This Indiana Town is Now the Cheapest Place to Buy a Home

One Indiana town could be the golden ticket for the many Hoosiers hoping to buy a house in 2024.

I can say without a doubt that it will be a long time before I move again. When my wife and I decided to return to Indiana earlier this year, we knew we didn't want to rent but rather own a home in the country. After selling our house in Kentucky, we were able to do just that, but the market in Indiana made for a very stressful process. In addition to astonishingly high interest rates, we were also facing high-priced housing, fueled by a competitive market and low inventory.

While the housing market statewide still seems to be red-hot, there is one place in Indiana that was recently dubbed the cheapest place to buy a home statewide. The title comes from GOBankingRates, which recently conducted a search of the most affordable places to buy a house in each state. They used the Zillow Home Value Index (ZHVI) and the U.S. Census Bureau regarding population in order to choose the places nationwide where housing prices are on the low end.

According to Zillow, the current average home price in the United States is now over $358,000, which is a 4.3% increase over the previous year. However, as GOBankingRates reports, the town with the lowest home prices in Indiana checks in with an average cost of just $69,864.45. That town is none other than Jasonville, located in Greene County, Indiana. While the community doesn't have a large selection of houses to choose from, I was actually quite surprised at how low Jasonville homes are priced compared to what I've seen further south. If you're looking to move farther north, then Jasonville, Indiana, could be your ticket to a happily ever after home buying experience. On the other hand, if you want to stay around Evansville and experience all the great things this area has to offer, there is certainly no shame in renting until you find the right house for you. After all, the market wouldn't be so competitive if homes in this area weren't so highly sought-after. While it was a frustrating experience, to say the least, I'm glad I was able to find a place back home. I'm sure you'll find your forever home too.

Located at 917 Mill Street in Mt. Vernon, less than a mile north of the Ohio River, there are a few different rumors of how the Robin Hill home was involved in helping slaves escape to the North. One rumor suggested there was a tunnel underneath the home slaves would use to pass through after getting off a boat on the river. That rumor has been debunked, but there once was a creek that ran near the home which was so overgrown with plants it looked like a tunnel. It is believed slaves used the creek as a pathway as they headed north. The home's current owner, Brian Alldredge, says he heard someone who lived or worked at the home during that time period would hang a colored blanket over the balcony to let those assisting the slaves know whether or not it was safe to pass with one particular color providing a green light, so to speak, and another warning there were people in the area looking for runaway slaves (some people in the North were known to capture slaves and send them back to the South).

The home went through a $700,000 remodel from 2001-2008 which included a new foundation and main support walls, all new floor joist and floors, new roof, new windows, and new drywall. It's currently for sale on Zillow with an asking price of $412,500
